For people looking for a home

The flat you loved went to a higher offer.

Good people, good homes.

You should not have to pay a commission and then lose the flat to whoever offered more. Renticulate is where the listed rent stands, and the landlord can read how you actually live.

Early access for people looking, from Woodlands to Pasir Ris.

I am letting a home

What looking feels like now

Another viewing. Another quiet thread.

You take a slot between two other viewings and try to seem easy. Then the agent stops reading. Someone offers more. The two careful years in the last town stay in the last town.

Illustrative scenes, not real customers.

“Eleven viewings. The agent stopped reading my messages after the third one.”

Mei Lin, nurse · Tampines

“We had already worked out which room would be the study. Someone offered more, and the thread went quiet.”

Daniel and Aisha · outbid in Queenstown

“Two careful years in Punggol counted for nothing. I was judged off a PDF and a payslip.”

Hannah, teacher · a good record that stayed in the last town

“They wanted the deposit before I had seen the flat. The photos were of a stack on a different road.”

Wei Jie · a listing that asked for money up front

How it works for you

Be chosen for how you live.

You write to the landlord yourself. There is no commission in the middle, and no offer field waiting for you to bid against the next person.

  1. A profile that sounds like you

Not a stack of payslips in a WhatsApp chat. How you live, and the people willing to say so.

  2. A record that travels

From landlords and neighbours who have actually shared a place with you. A good tenancy in Punggol still counts when you move to Queenstown.

  3. Verification you can show

Identity, rental history and references, checked and visible. No NRIC is published on your profile.

  4. Write to the landlord directly

There is no agent commission in the middle, and no field to offer more than the rent on the listing.

What they see

Your record, in front of the person with the keys.

This is the shape of a tenant profile, and the landlord you would be reading in return. The people are examples. The worry is not.

Safety

A track record you can actually see.

A deposit and a set of keys are a lot to hand to someone you have met once. The record is there so neither of you is guessing.

Fewer places for a scam to hide

Verification on both sides. Listings tied to a landlord you can read. A tenant you can check before you hand over keys — or a deposit. Fake listings and fake applicants get less room to work.

Honest reviews, both ways

Tenants review landlords. Landlords review tenants. The point is a fair picture, not a pile-on.

A right of reply

A review is not the last word. Anyone reviewed can respond, in public, next to the original. One hard week does not have to be the whole story.

Visible, and fair

Consistently good behaviour shows up. Consistently poor behaviour does too, so it cannot simply be left behind in the next town. This is a verified track record with a right of reply — not a blacklist.

Around the home

The block gets kinder, too.

A home is more than a lease. Renticulate includes the people around it — the trades that keep a flat liveable, and the neighbour who can help for an afternoon.

Renticulate Trade

Aircon, plumbing, electrical, painting, pest control and cleaning, from people who already work in that town. This is Renticulate Trade, not a booking line.

Open Trade

Small jobs, posted nearby

An aircon that needs a service before the haze. A fridge that will not fit in the lift alone. Plants to water for a fortnight while you are away.

  • Service the aircon in Tampines
  • Help carry a fridge up at Clementi
  • Water the plants in Bishan for a fortnight

Example jobs, to show the idea. They are not live posts.

See trades by neighbourhood

The aim is stronger, friendlier neighbourhoods, not just a signed lease.

Neighbourhoods

The towns people actually live in.

Early access covers HDB towns and private estates across the island. These are the neighbourhoods we are opening first.

Why the listed rent stands

You should not have to bid your way into a flat.

When the way to win is to offer more, rents get pushed by whoever can pay, and everyone else just keeps viewing.

The rent on the listing is the rent

There is no box to offer more. You are not asked to start the climb.

A record that crosses towns

A good tenancy in Punggol can still be read when you are looking in Queenstown.

You can read them too

The person letting the flat has a profile. Reviews go both ways, with a right of reply.

A flat should go to someone who will look after it. Not to the highest number in a chat.

Early access
